Treated twice.
Still in the wall.

Field notes from a vacant apartment in a 200-plus-unit building: what we found on October 8 and 9, what we cleaned the same night, and the three-strategy plan that followed. Client and unit withheld; the record is confidential.

The wall bed in the affected unit, folded down, with droppings throughout the frame

What we found

Heavy droppings on the wall bed, the floor, the window sill and at both vent grilles, and nesting material on camera. The crew heard loud movement from behind the bed and inside the wall. Droppings at the vent grilles and at a damaged wall corner showed the rodents were travelling between the room, the vents and the wall, not staying in one spot.

Why a cleanout alone would not have worked

The wall bed could not be cleaned in place: the amount of droppings in and behind it meant taking it down and off site for about three weeks of disinfection. Taking it down also opens the wall behind it, which is where the rodents were. And rodents disturbed in one unit move toward the quiet, empty ones. Without capture and a record, the next vacant unit becomes the next report.

What we did the same night

Droppings and nesting material were removed first, bagged and sealed inside the unit, and loaded directly into the licensed vehicle for same-day disposal under permit #57803. Affected surfaces were treated with Signature TraceOut™ enzyme neutralizer to break down urine residue and neutralize the odor. The wall behind the bed was scheduled for FieldSight™ camera inspection once the bed came down.

The three-strategy plan

WallDraw tube fixed over the wall opening at floor level

1 · WallDraw™ at the wall

A plate fixed over the damaged corner so the only way out of the wall is through the tube. Each capture triggers the sealed collection unit and is recorded by cameras inside the wall and on the floor.

Signature VacCrate rodent capture crate

2 · VacCrate™ in the units

One deployed crate in the affected unit and one in each neighbouring vacant unit with activity, so rodents moving unit to unit are captured before they colonize the next one. Monitored around the clock, serviced by Signature, reported to the portal.

HeatLine barrier along the window cabinet toe-kick and vent grille

3 · HeatLine™ on the routes

EPA-registered capsaicin gel on carrier strips at the sill, the vent grilles and the floor gap under the cabinet. Non-lethal; rodents cross it once and avoid it, which turns them toward the capture points. Applied per label by a certified applicator and logged.

A camera-monitored capture station: camera on a post above the plate
A camera-monitored capture station. The camera on the post watches the station around the clock; activity, video and each cleanup post to the client portal.

What the manager gets

  • Before-and-after photos, completion record, disposal receipts and weight tickets, access log, credential return.
  • Field reports with the full photographs and FieldSight™ footage in the client portal.
  • Activity reports and video from every capture point, so the source can be found and closed by their pest provider.
  • One Net 30 invoice. Added services only by change order, approved first.

Limits, stated plainly

Findings are based on two site visits, photographs and camera footage. The space behind the bed, the wall interior, the vents and the space under the floor are unverified until the bed is removed and the camera inspection is done. No rodent count or clearance is claimed. Other units were not inspected. Pest control, extermination and sealing of entry points remain with the property's licensed pest provider.
