These terms apply to this website and to price requests made through it. The work itself is governed by the written proposal and service agreement you sign; where the two differ, the signed agreement controls.
Who you are dealing with

Prices on this site
- "From" prices are starting prices for Package 1 (clear and refresh) by home size and assume average contents and condition.
- Every price we commit to is given in writing after we review your photos or walk the property. Nothing on this site is a binding quote.
- Hoarding, heavy-contents, hazardous materials and homes over 4,000 square feet are priced on walkthrough and may carry a surcharge, stated in writing before you approve.
- Packages 2, 3 and 4 are quoted after a walkthrough or from the inspection report.
Requests and photos
- You confirm you are the owner, executor, agent or manager with authority to request work on the property, or are acting with their permission.
- Photos you send are used to price and perform the work. Do not send photos of people or of documents containing personal information.
- Sending a request does not schedule or authorize any work. Work starts only after you approve a written scope and price.
Pay at settlement
Pay-at-settlement is offered on listed homes at our discretion and with the listing agent's confirmation. Its terms, including the settlement date, the amount, and what happens if the sale does not close, are set out in the signed agreement.
Scheduling and access
Dates are set in the signed agreement and depend on access to the property on the agreed days. Delays caused by access, utilities, permits or weather extend the schedule by the same amount.
Items of value, donations and disposal
Before clearance you tell us what to keep. Items flagged as sellable are set aside. Donations go to local partners and we provide the receipt. Everything else is disposed of at licensed facilities the day it leaves the property, and we provide the disposal record.
Limits
We are responsible for the work described in the signed agreement. We are not responsible for pre-existing conditions, for items not identified before clearance, or for losses beyond the value of the work, except where the law does not allow that limit.
Disputes
These terms are governed by the laws of the Commonwealth of Virginia. Any dispute about the work is handled as the signed agreement provides.
Changes
We may update these terms; the current version is always at this address. Last updated October 22, 2026.
